On today’s episode, we interview Antoine Martel, real estate entrepreneur and owner of Martel TurnKey. Antoine explains how he got started in real estate, including how he was able to purchase, renovate, and sell 10 houses in his first year. His business now does 10 houses a month, buying the properties, renovating them, renting them out, putting a property management company in place, and then reselling them to their clients, who buy those properties for cash-flow with just $20,000 out of pocket. We talk about the details of the refinancing process, including loan payments and cash flow from rental. We discuss finding buyers/renters, as well as how to deal with/prevent the difficulties that renters might bring. We talk about diversifying to other markets when competition grows, as well as how the business grew by starting to sell properties before refinancing. Antoine then gives some strategies for getting into real estate and shares the tools that he uses to manage his business.

“After thinking about it for a while, it was like, ‘Hey, let’s just sell them the properties before refinancing.’ So we would buy a house, rehab it, rent it out, put the property manager in place, and then we would just sell it to them at $55k, and now I don’t need it to go through the refinance -- I just sell it to them, give them the same lender I’ve been using, they do the appraisal, we make our profit.” 26:18
