Young people are building up, not building out.
Last year, a record 10,000 townhouses and apartment buildings were signed off across the country.
First home buyers are showing a growing preference for new joint housing, over standalone homes that need a bit of doing up.
One Roof property commentator Ashley Church told Mike Hosking it's a price phenomenon.
“It won't be unusual for an apartment to be the first home that young people buy - which could be an issue in 15 to 20 years.”
Many first home buyers are gravitating towards the spick and span of joint housing,  over standalone homes that need some renovation.
Ashley Church says it's becoming a trend across the country, not just in Wellington and Auckland.
He says in the regions it's more the luxury end of the market, while in Auckland and Wellington it's both ends - the luxury end, and the low cost end.
