Closing Multifamily Deals Before 25 with Nathan Milazzo

Published: Aug. 12, 2021, 5 a.m.

Nathan found real estate investing by browsing through podcasts while mowing lawns during high school. This led him to wholesaling and doing his first deal when he was 19 for $20,000. Once he blew through all of the money within a few months, as most 19-year-olds would do, he searched for something less transactional. He closed his first house hack at 21 and still owns it to this day, but today it\u2019s more of a house than a hack. He then used the equity in his house to purchase a fourplex and a 32-unit apartment complex for a total of 37 units. He is currently 25 years old and is happily married with a newborn baby girl.\n\xa0\n[00:01 - 04:54] Opening Segment\nNathan shares his humble beginnings\xa0\nA lawn business turned 40-unit business\xa0\nAnd a very big learning curve\n\xa0\n[04:55 - 15:07] Closing Multifamily Deals Before 25\nReal Estate Investing at 18\nFiguring out his money situation in real estate\nNathan shares about the first deal he closed at 19\nEducating a seller on what seller financing is\nWhere investors go wrong\nNothing to lose: A Deal at 21\n\xa0\n[15:08 - 30:38]\xa0 Real Estate is a Team Adventure\nNathan talks about Bottom Feeders\nNot alone with new adventures everyday\nHow to Convince People to Live in Rough Areas\nHow to Start Partnerships with Joint Venturing\nNathan\u2019s advice to future investors\nAnalysis paralysis vs. not knowing at all\n\xa0\n\xa0\n[30:39 - 38:41] Closing Segment\nQuick break for our sponsorsGroundfloor offers short-term, high-yield real estate debt investments to the general public.
