48: Should a salesperson own a database?

Should a salesperson keep their database - How do you build a team in real estate?\xa0 \xa0 In this week\u2019s podcast, and I began talking about building a team in however, during the podcast, Bjorn and I got into a fiery discussion about who should own a real estate database.\xa0\xa0 Let us know what you think!\xa0\xa0\xa0 Who should own a database? The Salesperson or the Principal? We will be debating this fully in another episode.\xa0 I would love to hear your thoughts.\xa0 As a former principal of a bricks and mortar office, I strongly believe the principal owns the database unless a prior arragement has been made.\xa0\xa0 Of course, if the salesperson is commission only, then I would be happy for them to keep their own database.\xa0 If they are on a salary or they are paid by the office, I believe the data should stay with the office.\xa0\xa0 For those salespeople that work at an office and when they leave their employment they take a copy the entire office database without permission, that could be seen as stealing.\xa0\xa0 The principal has invested copious amounts of money to advertise, market, and to promote the office to collect names and details of potential clients.\xa0 There are a few well-known cases to do with restriction of trade and theft of databases in real estate. Here are some learnings from agents that ended up in hot water -\xa0 Now, let\u2019s talk about building a team.\xa0 Bjorn has a localised team in Adelaide, South Australia. That made sense to me. \xa0 Six Steps To Building Your Team Step One\xa0\xa0 Understand The Model Know the eXp model so well that you can explain it to others \u2013 If you believe in it, be passionate.\xa0 Know the numbers.\xa0\xa0 Step Two\xa0 Align with an agent that you respect. Step Three\xa0 The team - Decide who you would love to work with.\xa0 If you don\u2019t know any agents, start to friend agents you respect and like -\xa0 Aim to build relationships. Work on your sales business. Build your sign presence. Build your market share. Work hard to promote yourself in your area. Collaborate with your team.\xa0 Work hard to promote the benefits of our amazing model online. Step Four\xa0\xa0 Show that you are confident in the brand and that you are united. Show that you are all committed and have belief in the model. Step Five\xa0 Culture. Demonstrate your culture - show how you help each other.\xa0 Other agents will see where they are missing out. \xa0Step Six \u2013 Create alliances with suppliers.\xa0 Gain leverage in your numbers of agents. Help your team have the business foundations when they start. Let people know that you have suppliers, templates and systems.
