#40: The First 30 Days In Real Estate

Real estate is an amazing career\xa0\xa0 The opportunities.\xa0 The people you meet.\xa0\xa0 The things you learn.\xa0\xa0 The financial rewards.\xa0\xa0 It\u2019s worth doing your best and giving it everything you have got.\xa0 It\u2019s not a job, it\u2019s a professional career.\xa0 \xa0 So if you are just about to start in real estate or you\u2019ve just started in real estate, what do you do first? There\u2019s no \u2018perfect\u2019 list of things you should do and there is no \u2018ideal day.\u2019\xa0\xa0 But there are results you need to achieve by doing certain actions.\xa0 The ideal day is when you achieve a result. \xa0\xa0 If you are working for someone else, your boss may have other ideas for what they want you to do but we will go over a few things we recommend. \xa0There will be things you need to see, do and experience. \xa0We are going to discuss how your first 30 days may look\u2026.. If you\u2019re a bit nervous it\u2019s okay -\xa0 that\u2019s normal. We are presuming that you have the appropriate registrations/ licences for your state or country.\xa0\xa0 \xa0 Step One Set yourself up for success Be prepared for the commitment. See this as a long term career.\xa0 Somewhere to build your empire.\xa0 Make sure that you are hanging around positive people. Take your career seriously as it\u2019s a very important part in someone\u2019s life.\xa0\xa0\xa0 Have fun\xa0\xa0 \xa0 Daily Rituals Prepare mentally every single day\xa0 Write out the vision for how you are going to show up in real estate. How do you see yourself showing up? Anchor that vision. Exercise Listen to audiobooks in the car / whilst you are delivering flyers etc. \xa0 \xa0 Write out your goals EVERY SINGLE DAY. Prepare for what you are going to do every day and focus on your outcome Try to eliminate distractions Focus \xa0 \xa0 In the office.\xa0 \xa0 Get familiar with the office.\xa0 Staff Systems Who does what\xa0 \xa0 Order photos and business cards \xa0 \xa0Try to shadow someone in your office\xa0 \xa0 Inspect current listings held by your office\xa0 \xa0 Go to as many open houses as you can\xa0 \xa0 Drive past\xa0 properties for sale so you can get an idea on prices. Then look at the property online, look at the photos and all of the features. \xa0 Drive past houses that have recently SOLD in your area. Choose at least 10-15 and inspect from the outside\u2026 research online for photos or videos. Sold properties are very important.\xa0 \xa0 Know how the paperwork needs to be filled out for a listing.\xa0 \xa0 Make sure that you know the procedures for buying \u2013 the legislation. Know what you can do and can\u2019t do. \xa0 Prospect Your job is to prospect and find sellers\xa0 If you don\u2019t have properties to sell.. You have nothing Choose how you will start to prospect. Be consistent with your prospecting. Costs nothing \xa0 Print flyers and drop them in letterboxes or door knock them \u2013 flyers are cheap. \xa0 Decide which social media platforms you are going to use. Facebook and Instagram. \xa0 Make sure you are using a CRM \u2013 make sure you use it effectively. \xa0 \xa0 Follow up\xa0 - Go the extra mile. \xa0 Study negotiation. \xa0 Be courteous.
