What's working now in real estate investing? Doing what works is what still works today, so I'd start there. What works now is about the same thing that's worked before, with some technological updates that are working pretty well this month.

The oldest thing going is to do the latest thing. New spear works even better than the old spear. For awhile. If you rest in doing what's new, specialize in staying up-to-date, then you're specializing in keeping up with what's constantly changing. There's advantages and disadvantages to that.

While using the new spear, the new advertising, the new marketing, the new deal flow system to amplify your lead generation at a lower cost per lead at a higher quality per lead, you need to be approaching it using the ways that always work.

A man recognized he didn't want a work-a-day life forever and came to me for help. I made him successful, but only to the extent that he listened to me, and only to the extent that he forgave me, and only to the extent that he has a multitude of counselors instead of just one, such as the courses and books I sent him to study after 25 years of pruning the useless and worthless books and courses he doesn't need to read and study. But he wanted to be rich now. Retired now. He who hastens to wealth will not go unpunished. And God will also punish his children for his sins, just as God punishes me and my progeny for my decades of doubt.

Starting part time doesn't mean starting for an hour a week. Surely your future deserves a little more than that. A little more planning than that. More attention than that. More energy than that. More wisdom. More strategy. More investment. More obedience than that.
