CTW 064: MF Direct Mail
Does sending direct mail to multifamily work? Definitely. Does it work like it does with single family where you can have consistent success? Probably not. BUT it does work.
The key to it is being consistent and targeting the right type of owners. For example: you wouldn't and maybe shouldn't send direct mail to owners of large (200 units) multifamily properties because they are more sophisticated and are less likely to respond to your mail. But you should send to owners of maybe 50 units and below and most of these can be more "mom and pop" owners and more likely to respond.
Either way, NEVER send mail that starts out with "Dear ABC LLC,"! Why? Because you need to find out what their name is and start it off with a person's name.
Find out what their main concerns are and put yourself in their shoes. What would you want to be addressed in a letter that would make you feel more comfortable, thus potentially respond? Do the same when sending your letters.
