Hey good evening everyone this is Robert G. sin with Mr Texas rules state this is the Texas real estate radio network once again thanks again for joining us we really do appreciate you guys hanging out with us at night here given to some of your time whether you listen to us on radio watching our YouTube channel or listen to our podcast we are certainly very grateful that you guys are spending some time with us so we\'re we\'re just kind of going through some more stuff from the the questions that come up from the mastermind some of those other things that we\'re looking at why you should be investing in in real estate here in 2021 and we\'ve gone through a lot of different things in our maturation now it\'s come to the conclusion that we\'ve picked out to markets here want we publicly talked about all time it\'s Corpus Christi we\'re very very excited about Corpus. We have watched those rates go up we just do our job what I like to call you know Saturday night real estate investing right where you\'re sitting down with horror opened he just sort of drag on the map around and looking up prices once upon a time you could do that Corpus Christi about 2 years ago we first went down there and you\'ll be finding properties for 30 to $40000 right on the MLS that\'s not happening today. These damage ones the ones that need a lot of work $80000 and soon we\'ll watch that market go up and and I think last year I think in October over October was 20 percent for noises county where we buy our condos are Airbnb is that saw Porter ranch is that saw 23 percent year over year and and it\'s happening right so it\'s all real. Resistant stuff is gonna get adjusted once covert goes back the market is rising down there we still like it we were on a tour last Saturday G. so we had a about 8 people from our master mind walking around some job sites fun 30 houses of barking dogs and. Hanging out in the park getting some good information. I what they saw excited in the other okay I\'m in get me that house they can I buy this house they were interested so that coupled with the fact we have a boots on the ground agent down there now so she\'s down there she lives down there full time we really enjoying that market place now. There are some hurdles and this is stuff that we really work with our master my students I don\'t I\'m not gonna give it all away this is their competitive edge but we\'ve seen some hurdles in that market. So we\'ve we\'ve already heard the stories decent people who chose not to join our master mind ran down bought a bunch of properties of Corpus Christi and are now suffering because they didn\'t quite have the the wisdom of the group if you will the other start to learn everything we learned here one yes it\'s expensive lesson those are very expensive lessons and they\'re certainly more than $10000 which is the first year of the mastermind so it\'s interesting and you know these people paying us and like Hey arm. You have a good referring corpus some like. Not that I referred her right or Hey man you know I came up against a single to city in their call and I\'m like no yeah we we we hit that won\'t snag to so again and we saw this a lot with Airbnb right everyone ran out ran every B. and then for 6 months might might our text just kept blowing up with Airbnb question yep okay you know I I bought my first Airbnb got motivated by you guys with us like great. We should rest yeah right so we we tell people over and over that our master mind is not coaching in there\'s not a chapter one chapter 7 and you know none of this stuff but there is a lot of one on one a lot of questions but they\'re not big Saturday sessions 8:00 hours someone pops in for 15 minutes gets the questions asked and we move on right the other we\'re not gonna talk ad nauseam about your why why you got into this.
