Most of the show was this week\'s hearing me talk in. And I know some of you all really like the show so we\'re gonna go back to inflation. There\'s a show I did back in December a fact if I remember it\'s December 9. And I said get ready. Things are about to get crazy. It\'s about to get review the expensive. To buy real estate. But I\'ll cut to the end of the show now. And tell you this one thing. If you do not own the house. That you are living in that is the most important thing for you to do right now. There is no more important goal in your life. Then to own the house you live in. These houses are pre shaving so fast. And so much. That your income cannot out piece. The house appreciation. You\'ve got to get in there and get it now. Because it is going to blow you away how expensive these things get. What\'s driving it record low supply. And we don\'t see new supply coming on the market any time soon. What are the challenges a lot of folks have is I think yeah we\'ll supply is low so. I mean eventually we\'ll be able to supply on the market like it\'ll be back to normal that\'s not how it really works. Because the demand is self perpetuating meeting the demand is increasing. In buyers might if you\'re out there as a buyer right now. As a buyer\'s agent. I had a joke out when I had a bunch of folks here at the Texas real estate investment center there was a noble mortgages that. And I was doing a a a market update for everybody. And I looked out the windows of our community center which is our big classroom holds about 120 people. I said I can tell who my buyers M. I. sellers agents are. Sellers agents. Drove up today in Lambo\'s. Get the Lamborghini\'s get the Ferraris out there maybe a couple of miles Roddy\'s. Couple Lexus\'s. The buyer\'s agents. Showed up in Hondas and Toyotas. All joking aside it\'s tough to be a buyer\'s agent these days. Record low inventory. The record look like keeps going lower and lower. If all of the houses that are in forbearance and I think it\'s just under 3000000. We need to for closure and came on the market today. We would still be short 1000000 homes.
