It\'s open we\'ve just there\'s a whole population segment has chosen not to participate well and it\'s not just people over 40 no people or third yeah there\'s a large swath of people they\'re just not going out right and and I see it I read a report this morning from the Casson with a talked about changes in consumer habits yeah and and we\'re seeing that in a big way in this market place I get my HEP delivered now love it yeah that\'s great and then so here\'s the problem. If your. If you\'re waiting for real estate credit well here\'s what really happens it means the single family house has become the most important asset the country yet for sure you know to place we can raise your family it\'s it\'s your office it\'s all these things now and most folks really don\'t want to live in apartment complexes if they don\'t have to so the reality is is that. Folks are just staying home and they\'re buying houses they want to live in and they\'re upgrading and all that other stuff and it\'s causing a a big strain in the market the other thing that I found. This past weekend when I was out running around town doing the whole bar restaurant club thing is that. There were a ton of folks that had moved here in the last year or 2 that had friends visiting from out of state. So as soon as the country really starts to open up and they\'re able to sell some houses sell their house or the job market continues to improve we\'re going to see even more people move to Texas. Thanks I can almost tell you what the states are Nevada Texas Arizona Florida. Those are gonna be the big states where there\'s this massive influx. Of folks from other states. That essentially been locked down for a year point 5 now. And as that continues to happen what\'s going to happen price real states gonna go up I frame for him I just hit me up on Facebook he said Hey I\'d like to move in the first couple of years and nothing going to sell our house to take equity out my simple don\'t like live in that house as long as you can because it\'s just gonna make you more and more and more money. The whole idea that there\'s a real estate crash coming. Is absolutely absurd. In fact if you guys want if you really want to see the data. Type in Houston real estate prices Fred F. R. E. D. Houston real estate prices for AT and a chart will come up. From the St Louis federal reserve that will show the prices and the subsequent downturns in the economy in Texas. In particular in Houston we don\'t realistic doesn\'t really slow down here I mean there was a quote real estate crash but it really out our median home price kept going up so if you think there\'s this 2008 style crash coming again you\'re gonna get how\'s it you know $0.25 to $0.50 on the dollar is not gonna happen well I would seek conversely for those looking to take action. Right now they\'re not waiting around okay I\'m gonna go do it they\'re stymied to they\'re running up against a brick wall because there\'s just not enough deals out there yeah inventories down 50 percent way way down wholesalers just disappeared right they\'re not even there anymore and so where are you finding deals. That\'s the biggest thing that we talk about to all these folks are coming through we\'re doing small apartments for doing the math in my preview will be over stampede everyone\'s going to talk about where are you finding deals right and we\'re we\'re looking at. 25 to 50 properties a week making 20 offers and and lining up 6 or 78 deals right and so we don\'t have a problem because we know how to do it because we\'ve been in both the up up market and the downward so total active listings are down 31 percent yeah so if we if again if you look out there looking for these low hanging fruit it was always easy for that\'s not what\'s happening right now.
