J. survival Texas real estate radio network here with Brian we\'re talk about notes anyway so I\'m I\'m doing this whole study of behavioral psychology right now we\'re talking about the driver\'s license along for the of a audience out there it sounded terrible the first 5 seconds I listened to sounded awful it\'s brutal but it\'s like you know there\'s these things that it\'s like romance novels it\'s like 50 shades of grey and twilight like every 10 years 7 years we get it\'s the same story yeah right it\'s just repeated over and over again so was fun it was to a podcast yesterday and they\'re all waiting for the next one when\'s the next one what\'s that he knows it 50 shades of you know what when you know twilight which is is where Wilson vampires rights so it\'s Bridger 10 it\'s brick bridge Bridgeton the new Netflix special yeah it\'s got all the nudity although all the girls are watching it and it\'s like a like a fairy tale like a castle I haven\'t seen an episode but I\'ve seen like when I walk by Chelsea yeah I was glued to it really bunch of scenes in it that like all the cast of characters Ross I don\'t live there also that the you know it\'s a hit new show el Nueva Bridger tenor Bridgeton okay don\'t want just don\'t. Don\'t do it just to preserve your sanity here don\'t do it also read about real estate today yeah you\'re looking at a deal down the street from your house yes little apartment complex over there it\'s that yet so it\'s the third ward that\'s that\'s the area that I love love that area 16 you got some potential but that we haven\'t actually like you have gotten anything serious so third ward for those outside Houston your downtown Houston is Houston really has like 3 downtown to get the gallery of the Medical Center and then the actual downtown. Third ward but it\'s right up to like the south east side of downtown you drive a golf ball to you know any number of downtown towers from your balcony right I mean it\'s like right there. Truth be told the only preview in Houston because Houston\'s pretty flat yeah so there\'s no like what I would have you in the mountains is that there\'s no mountains there so you get the downtown skyline that\'s pretty easy gets right unless you have a cool backyard you gotta build up if you want any type of you yeah yeah that\'s about it so sometimes you can catch if you\'re on the edge ones by use you can catch pretty cool you but there\'s really not so flat here right so we\'re talking about land prices and we were before you showed up today we had another partner meeting and we\'re talking about land prices and ego and the big discussion was Hey taxes and insurance are going up so much that we\'re having to start liquidate some properties because they appreciation so wrap around right yeah what is it like it\'s 8 what would we look at yesterday 14 percent rating it\'s something ridiculous and of like 15 percent case Shiller is up 10 percent over 10 percent it\'s 15 percent your appreciation. It\'s 15 percent a year if you\'re buying the right markets and I\'m telling you it\'s not it what I say when you\'re buying on the the right markets it\'s like inside the beltway right right Houston right it\'s you know the inside of the DFW I I\'d I absolutely hate going to Dallas because it\'s all I can keep all of its stupid freeways but it\'s that you know the entire ring if you go around probably go to Plano I don\'t know how far south you go in just essentially go all the way around DFW and center in Austin my brother is trying to buy a house they wanna spend 3 to 4 grand and therein like buta and what\'s the what\'s that little community is just to the east they\'re like 3045 minutes an hour outside of Austin they\'re getting out bid 100 grand. So look at a house for 400 grand they\'re like yeah if you\'re not 100 grand over list you\'re not getting it they\'ll get 60 offers its but managed just to the email I sent you this morning yeah.
