Welcome the show Jason Bible Texas real estate radio network coming to you live from the frozen tundra at the Texas real estate investment center it is I think it\'s under 40 degrees a rock is in under it think it\'s under 40 right now and we\'re supposed to get down to a crisp 17 degrees this weekend 1717. So I talked earlier show was yesterday the day before. About tell when I was training in Germany and the coldest I would I would get out there on the bike was 26 degrees and drizzly like this so if you are out about in Houston right now imagine this minus 20 degrees or 15 degrees and that was training whether in certain parts of Europe it is awful I\'d love to tell you all it\'s so much fun it\'s great no it\'s terrible your eyes are watering snot running all over your face it is absolutely awful so. I may I\'ve thought about this maybe Sunday. Or Monday I think it\'s mostly a call Monday so maybe Monday morning I go out there for a ride first thing in the morning it\'ll be in the twenties just as a good reminder of how awful that was when I was in college so the case today show we\'re talk about the real estate crash. I hope I just begin all these emails and phone calls and text messages and messages on Facebook night before last my gosh you guys could you were relentless I was getting text messages and Facebook messages just blowing me up about the day show. It was crazy. Like live it was so yesterday okay happen again yesterday between like 945 in like 1030. I must have gotten almost 200 text messages. If they were coming in so fast it was crazy I was over at the one of our projects. Actually my personal house walking around looking at it there\'s some some changes we got to make that we brought in the architect and engineering team and later the afternoon because there\'s some things that we found in the house so that we can fix no big deal gonna add some beans and put some more you know structurally sound 2 by fours and all that stuff I mean nothing like big deal right but any case just the sheer number of messages I\'ve gotten this week has been mind boggling so sometimes my evening hours are. You know replying back deals text messages and everything else was just kind of crazy so here we are back on the show we\'re gonna talk a little about the real estate crash and what\'s really going on in the real estate market and there are no numbers there are none. 0 numbers that I can find anywhere including news that says there\'s a real estate crash coming. There\'s nothing out there. We\'re gonna talk about mortgage forbearance here in a minute but there is no data out there that says the world is in a world of hurt. In fact the exact opposite seems to be true. That if you aren\'t buying now you ain\'t gonna buy it\'s just that simple. If you\'re not actively purchasing real estate today you are missing out. On the fastest appreciating asset that you can apply leverage to. You can borrow money for. This is like Tesla 2 years ago. Thank you you\'re just gonna completely missed the train. There are a confluence of events I mean a bunch of stuff happened at the same time. That is causing a rapid rise in prices. And that\'s not going to stop anytime soon. I mean I\'ll I\'ll give you one of them. The coronavirus as it relates to lumber prices. Has been a huge game changer. If you\'re not following the lumber I I it\'s totally okay if you\'re not following long timber futures like not not everybody\'s Cup of tea before they go to bed at night to read up on. Long and short temper futures. But 80 percent of the residential construction materials as it relates to framing in the United States comes from Canada. Any Canadian mills have affected really been shut down for about a year now starting back in April of last year we saw lumber prices skyrocket like 15182025 percent over night.  For more information visit mrtxre.com (Copyright Mr. Texas Real Estate)
