Good evening everyone this is Robert and Jason with world renowned Mr Texas real estate in this is Texas real estate radio network that we\'re gonna talk a little bit about appraisers appraisals in markets okay we just got out of our real estate agent meeting and they all kind of look a little dumbfounded when the loan officers saying yet 90 days on this appraisal yeah and they\'re wondering why what\'s going on what\'s happening how could this be blown up razors that\'s going on not enough appraisers and they\'re taking the easy ones first yes so if you\'re doing stuff. In a location outside of Houston sure it\'s gonna take awhile so let\'s talk about markets Rachel Houston for sure as a primary market right out his top 45 in the country in spending on how you greet it right mmhm and then secondary markets and I would say like. Centered in secondary markets San Antonio\'s a secondary markets. Beaumont. Pretty close and then you have to tertiary markets and that\'s our Corpus Christi Corpus Christi and then you have rural markets and that would be that\'s everything would certainly die yeah yeah really in between right now so in a rural market there\'s just not enough loans to give their that right they won\'t do it right it\'s it\'s harder to fund an investment property in the world market with these guys that are running these big funds out of state right. But they do say yes it\'s even harder to find an appraiser in the world market and they\'ll give you the number you think you\'re buying it right so that is always been an issue for us in Surfside. It\'s a is absolutely wrong market is pops up on the USDA map as world so we know it is in a lot of folks and it\'s also based on. Per square mile population which is about zero out there right because nobody\'s there full time right now is just a handful of people even though this weekend there was probably forty fifty thousand people on that yeah I was right yeah right summer two in twenty and forty thousand show up for stuff like this and I can only imagine I saw the pictures of the traffic I\'m like I\'m glad I\'m not there I was thinking about going but then the two things of the surgery were mosquitos in traffic yeah letting go have.
