But first, Eric starts by giving you your mortgage update and it's all pretty great news. There were 266k new jobs created in Nov, one of the highest we've seen. The unemployment rate is the lowest that we've seen in 50 years, down to about 3.5%. In the mortgage market, 30 year fixed rate conventional is at 3.79%, 15 year fixed rate conventional at 3.44%. and FHA & VA at 3.39%.
