Lots of gurus are offering opinions but, as serious investors, we want to base our decisions on data. So we went to the top - Richard Donnell, the research and insight director of Zoopla, the UK's largest property platform.

My guest in this episode has over 25 years experience in analysing the UK and international property markets including 12 years as Research Director for Savills, 13 years as a Director at Hometrack and now as Research and Insight Director at Zoopla
He is a Fellow of the Royal Institution of Chartered Surveyors and was named as one of the 100 most influential people in the residential market by Property Week.

- what has happened since the property sector was allowed to open up again
- regional differences across the market
- changes in the rental market versus the sales market
- changes to commercial property brought on by new habits developed in lockdown
- most important of all, where are property prices heading in the aftermath of the pandemic?
