  • What we've done primarily is we've stuck to the office market and as you can tell with the things going on with, I think it's WeWork with how they thought that cohabitation space was going to be real big and it didn't turn out like that. Office to me is at a point where you are starting to die off. People are working at home more. Companies are not investing as much in office space as they used to. They still make good money as far as the ones I've had, but when they do lose a tenant, it takes a really long time to replace a commercial office tenant. So what we are starting to do is we've sold a couple of properties off. I've still got my first one. I'll probably never sell it. We are starting to look for multifamily in our market now.\\xa0The Jackson metro market is at best, we've got a lot of C and D properties. We don't have very many A properties unless you go out in our suburbs. So I'm starting to look at the Bs and Cs and C plus properties. I'm mainly looking at investing for cash flow
  • The way I learned how to do all of the things I had to deal with, with building houses, I went out to job sites. The best place to go find a really good contractor or a good sub, find a brand new neighborhood being built. 9 times out of 10 only decent contractors are going to be working for a general contractor. But now if you find a house in the middle of a bad neighborhood and somebody is working on it, they may not always be the best contractor. And you've got to ask around for that person. But if they are working on new construction, generally, they have already been vetted by somebody and you can see their work. Always check their work though.
