We are going to use questions from our audience to build a show around rentals or income properties today. As we go along I will provide some of the standard numbers you hear discussed at meetings or online forums, but I’m going to dig a bit deeper. A few of you have heard of some of the more advanced concepts and have asked questions about them. So today I’m going to talk about a couple of things I’ve never discussed in a setting where people didn’t pay to get into the event. I will be explaining the rent times sixty rule, the one percent rule, cash on cash return and capitalization rate, all of which I’ve discussed on the show before. But I’ll also be covering and explaining how a cap rate can be used to predict cash flows. To do that I’ll need to explain the loan constant and debt coverage service ratio.
