The Real Estate Show follows up yesterday's well-received show on the popular stock investors book, "The 4 Pillars of Investing", with The 4 Pillars of (Real Estate) Investing - A Practical Guide aimed at Real Estate Investors. While building on some of the very real concepts of investing laid out by William Bernstein, these four pillars are designed to be much more practical and actionable. To be clear, I am not making a comparison between the two, but in fact, I am using one to build up for the other. I consider both to be very sound advice. The concept of the four pillars of real estate investing is the ultimate all-inclusive and most comprehensive, package which gives you all the necessary tools to make serious money in real estate investing. If you were looking for a one-stop solution with everything you needed to jump headfirst into the real estate investing business, then read on:
Pillar 1: The Capital. One of the trickiest hurdles to get around when getting into real estate investing is securing the capital to actually buy a property. No capital usually means no property, and no property means no profit.
Pillar 2: The System. Having a system and a Trak to run on is another one of the biggest challenges cited by beginner and advanced real estate investors alike. Whether to get started, or in order to scale an existing business beyond a yellow pad, you need a system to stay organized, save you time, and energy, and help to you manage and automate every aspect of your business.
Pillar 3: The Supply Side. As in any business, you must have inventory. This is in the form of either a product or a service, but in business, you necessarily provide something – that's your supply. Therefore it's critical to have a source that literally provides you unlimited access to a nationwide database of motivated sellers throughout the country. You simply plug in the ZIP Code or county in the system provides you with a list and information about getting that supply.
Pillar 4: The Demand-side. Once you have supply, now you must locate your customer, also known as the demand. In real estate, Especially when it comes to flipping houses, you need access to a list of hungry qualified cash buyers ready to buy real estate.
